I began my career in Residential Real Estate in 2002. I can honestly tell you that at that moment I found my true “calling”. I have consistently been a top producing agent for John L. Scott, one of Washington’s most prominent real estate companies, since that very first year. Many new agents ask me what has made me so successful. There are many factors that contribute to a successful career in real estate but what I feel sets me apart is that I absolutely love my job so, I am motivated every day and my number one focus is on my clients. I don’t narrow my focus to a specific area or a specific type of property, I focus on my client. I will go wherever you need me to go and sell whatever you need me to sell. I have the experience, I have the knowledge, I have the motivation and I am dedicated to your complete satisfaction.

In residential real estate there are two types of clients, buyers and sellers. Here is what I will provide to each:

 
Buyers

First of all, congratulations! What an exciting time. Buying a home, whether it’s your first or your fifth, should be a fun experience. What other time do you get to wander through other people’s homes, explore new neighborhoods and imagine your furnishings, your style, your life in a new place. Buying a home is a major milestone and I will be there to help you every step of the way.

My services to you are absolutely free. You do not pay an agent when you are the buyer.

Once you have been pre-qualified by a lender and we understand what your budget is I will help you find a list of homes that meet your specific wants and needs. I will guide you in this process and keep my eye on things that will make this purchase the best investment your money can buy.

With our list of homes we will begin touring properties. This is really the fun part! There is no need to rush this process and I will gladly show you homes until you find the one that is right for you.

Once you find that dream property I will help you with making an offer. You are always the boss of this process and I will submit the offer you feel good about. I will guide you in determining a reasonable value for the property and I will negotiate firmly on your behalf.

When your offer is accepted I will set up the necessary inspections and help you negotiate for any repairs.

I am always available to answer your questions and address any concerns throughout this process. Buying a home is a big deal and I want to make sure you are completely comfortable with the entire transaction.

 
Important Notes:

Benefits for First Time Home Buyers:

Are you a “First Time Home Buyer”? If so, there are many benefits that will make obtaining your home easier and less expensive.

A First Time Home Buyer is anyone who has not owned a home in the previous two years.

Did you sell your previous home then rent for awhile? If it’s been two years or more you are considered a First Time Home Buyer and you can finance your home for as little as 3.5% down! You are also entitled to use money from your IRA as a down payment on a home.

Consider a Rehab 203(k) loan:

A rehab loan is an excellent way to make those improvements you want (remodeled kitchen, bathrooms, new paint, flooring upgrades, etc.) without out-of-pocket cash. You can obtain a loan on qualifying properties that will pay for those improvements before you even move in! I can’t wait to tell you more about this amazing opportunity.

 
Sellers

There are two primary factors that all sellers are focused on:

  1. How much will my house sell for?
  2. How long will it take?

To answer the first question, I will give you a Comparative Market Analysis (CMA). After meeting with you and touring your home I will tour other homes that are for sale in your area. I will also look at all of the homes that have sold recently and compare both the current listings and the sold properties to your home. This process sounds straight forward but we’re not always comparing apples to apples. I will take into consideration much more than just the number of bedrooms and bathrooms and overall square footage. I will look at curb appeal, any upgrades or remodeling, layout and the home’s appeal to various buyers (families, professional couples, retirees, etc.) and many other factors. All of this will contribute to my recommendation for pricing your home. I say recommendation because ultimately, the decision is always yours. Based on my extensive research, my experience selling homes and my knowledge of the market I will guide you in determining a price for your home that you are completely comfortable with.

Once we have determined a price, I might make recommendations to you for getting your home ready for market. I will be honest with you about what your home needs to make it appealing to the most buyers. Maybe it’s a fresh coat of paint in the kitchen, de-cluttering the living room or finally finishing that project in the basement. I will help you in any way I can to make your home shine. If your home is vacant I can even provide staging furniture with no charge to you.

The amount of time it will take to sell your home is often determined by those first few days it spends on the market. Your home needs to impress those buyers the moment the “For Sale” sign goes up. I will create a sense of excitement and urgency that will generate offers through marketing and exposure.

When your home is ready I will take pictures and create marketing materials which will include a virtual tour that is syndicated through over 20 different search engines! Your home will be available for buyers to view online which is how most people shop for homes in today’s market. In addition to online marketing, I will host a broker’s open to introduce your home to other real estate professionals. Many sellers also want me to hold their home open to the public as well. I will gladly host open houses since this is a great way to let the neighborhood know that your house is available for their friends and family to buy. Everyone wants a chance to choose their neighbors, right?

I will continually look for ways to market your home effectively so that your time on the market is as short as possible. There is a buyer for every home and I will make sure that your home receives the exposure necessary to bring in those offers!

Once those offers come in I will assist you in reviewing them and determining how to maximize your profit. I will negotiate hard on your behalf.
